Chain, belt, screw and wall-mount openers
Chain drive is the workhorse. A steel chain pulls the trolley along the rail. It is durable, it is the least expensive, and it is the loudest, which matters if there is a bedroom over the garage.
Belt drive uses a reinforced rubber belt instead of chain. It is markedly quieter, needs less lubrication, and is what we recommend on any attached garage with living space above or beside it. Most Brentwood and Green Hills replacements go this way.
Screw drive turns a threaded steel rod. Fewer moving parts and good pulling power, but it is more sensitive to temperature swings in an unconditioned garage and it is less common on new installs than it used to be.
Wall-mount jackshaft openers bolt beside the torsion shaft rather than hanging from the ceiling. They free the entire ceiling for storage or a car lift, they are very quiet, and they are the answer for cathedral or low-headroom garages. They require a torsion-spring door in good condition.

Both photo eyes sit no higher than six inches off the floor and must point directly at each other. One eye sends, one receives. On most units the sending eye holds a steady light regardless, while the receiving eye only lights steadily when the beam lands.

What to leave alone on an opener
- Never disable or bypass the safety sensors to force a door closed. They are the system that prevents a door closing on a child or a pet, and bypassing them is both dangerous and against the federal standard.
- Do not pull the emergency release cord while the door is open. The door will drop under its own weight if the springs are compromised.
- Do not keep cycling an opener that hums and stalls. That is how a stripped gear becomes a burnt motor.
- Leave force-setting adjustments to a technician. Turning force up to overcome a mechanical problem removes the protection that stops the door crushing whatever is under it.
